No Closing Costs

No closing costs refers to closing costs that occur that completes a real estate transaction involving mortgages. A no closing costs mortgage is a type of mortgage where the lender covers the closing costs associated with the loan, rather than the borrower. Closing costs are the fees and expenses associated with obtaining a mortgage, such as title insurance, appraisal fees, and loan origination fees. No closing costs mortgages provide additional flexibility if you may move before the full term of the mortgage loan (e.g. 30 years for a 30-year conventional mortgage) or if you want to refinance in the future since less sunk costs are involved with obtaining the initial loan.

Since not all closing costs are reflected in the lender's APR, APR does not reflect the true savings of a no closing costs lender. A true no closing costs lender will have more fees waived than just lender fees, so it is important to get a comprehensive, personalized estimate and compare other fees that are involved in closing. No closing costs options may not be available for all loan products because many loan products have additional fees for non-standard property uses and types.
